Baldwin Mortise Lock Replacement & Upgrade

The existing mortise lock on this Sarasota home was starting to fail — and the hardware was no longer manufactured, making parts impossible to source. Rather than a like-for-like swap that couldn't be done, we upgraded the entire lock set to Baldwin Estate hardware: high-quality residential lock hardware that is modern, built to last, and will stand the test of time.

1Before
Before: original failing mortise lock with tarnished brass backplate and ball knob
Before: aged brass Baldwin handleset showing wear and discoloration

The original mortise lock set was aging and no longer available from the manufacturer. The brass hardware had tarnished and the internal mechanism was beginning to fail.

2During
During: old mortise lock removed, showing the empty mortise pocket in the door edge
During: new Baldwin mortise body being fitted with lever hardware in place

With the old hardware removed, the mortise pocket was cleaned up and prepped for the new Baldwin body. The new mortise case, trim, and lever were test-fitted before final installation.

3After
After: completed Baldwin Estate satin nickel lever and mortise lock on white door interior
After: Baldwin Estate handleset on exterior, polished and fully installed

The completed Baldwin Estate installation. Modern, clean satin nickel hardware that is built to last decades — and a significant upgrade in both security and curb appeal.

Commercial Access Control & Keypad Entry Installation

A Sarasota commercial client needed to secure their property while allowing flexible access for staff via keypad code, key fob, or physical key. We installed a complete access control system: an exterior keypad reader that unlocks the door on a valid credential, an electric strike that automatically re-locks when the door closes, and a push-paddle (panic bar) on the interior for one-touch emergency egress — fully compliant with building codes.

push_pinInterior — Push-Paddle Egress
Commercial door interior: push-paddle panic bar for one-touch emergency egress, Sarasota FL

The interior push-paddle provides one-touch emergency egress as required by building code. Pushing the bar from inside always unlocks the door regardless of the access control state.

sensor_doorExterior — Electric Strike & Keypad
Commercial door frame: electric strike installed in frame, exterior keypad reader mounted on wall

The electric strike is installed in the door frame and holds the door locked until a valid credential is presented at the exterior keypad. When the door closes, it automatically re-locks — no manual locking required.

Three credential types supported — staff can use whichever is most convenient.

Balcony Sliding Glass Door Slide Lock Installation

This balcony sliding glass door had no functional secondary lock — a common security gap in Florida condos and homes. We installed a new satin nickel slide bolt lock directly into the door frame, giving the homeowner a simple, reliable way to secure the door from the inside and prevent the panel from being lifted or forced open.

1Before
Before: balcony sliding door frame with no secondary lock, only exposed screw holes

The sliding door had no secondary bolt lock — only the original latch mechanism that came with the door. This left the balcony vulnerable to being forced open or lifted off the track.

2After
After: new satin nickel slide bolt lock cleanly installed on balcony sliding glass door frame

The completed satin nickel slide bolt is flush-mounted and operates smoothly. Engaging it prevents the door from sliding open even if the main latch is defeated — a significant security upgrade for any balcony or patio door.
